Our First Community Newsletter

Welcome to the inaugural edition of the Wood Trails newsletter—created by the Board, for our community. Your Board of Directors is committed to increasing transparency and strengthening community involvement. This newsletter is one of several new initiatives to keep you informed about what's happening in our neighborhood and how decisions are being made on your behalf.

🗓️ Big Changes Coming January 1, 2026

Washington's Uniform Common Interest Ownership Act (WUCIOA) takes effect on January 1, 2026. This brings exciting new requirements that increase homeowner participation in HOA governance:

Board Update: As of December 2025, Alice Salcido has concluded her service as Secretary. We thank Alice for her hard work and dedication to our community over the years. Kyle McLerren has joined the Board and assumed the roles of Secretary and Treasurer.

The Board approved removal of the traffic circle in November due to safety issues for larger vehicles. Michelle Janis has been coordinating with Snohomish County and obtained the required D6 permit.

Three contractor bids were reviewed at the December meeting. The Board is seeking additional bids that meet exact county specifications (6" gravel + 6" asphalt) before making a final selection. A vote is expected before the next scheduled meeting.

The Board approved the following improvements in November:

• Remove broken/unused light
• Add gates with access code for security
• Remove lower basketball hoop to allow for 2 dedicated pickleball courts
• New backboards and nets at upper basketball court
• New court lines at upper basketball court

Ed Watts is gathering additional bids for the court improvements.

✓ Pressure Washing Approved: The Board approved Momentum's quote ($991) which includes moss killer treatment—important for safety on walkways.

⏳ Play Chips: The initial quote ($6,500) was deemed too high. We're seeking additional quotes from other suppliers.

⏳ Walkway Repairs: Tree roots have raised portions of the asphalt walkway. Rather than removing roots (which could harm the trees), the Board is pursuing quotes for a redesigned pathway that works around the raised areas.

⏳ Irrigation: Two malfunctioning sprinkler heads were identified. Monarch has been authorized to replace them, with winterization blowout scheduled.

The Board is reviewing tree maintenance needs in our community park. Monarch Landscape visited in early December to assess the park trees.

One "widowmaker" branch has been identified as a safety hazard and will be prioritized. The Board received a quote for pruning 32 park trees and is seeking a comparative bid to ensure we get the best value.

Tree replacements are planned for Fall 2026.

Roofing Policy: A draft policy has been circulated to board members. The proposed changes would remove the weight requirement and add fire rating and color requirements. The goal is to streamline the approval process for homeowners. A vote is expected at the next meeting.

Governing Documents: A committee is reviewing our Bylaws and CC&Rs to ensure full WUCIOA compliance. Updates will be shared as this work progresses.
