🪑 Board Vacancy — Volunteers Welcome

📋 January Meeting Minutes — Approved
The minutes from the January 27, 2026 board meeting were reviewed and approved unanimously. Approved minutes are available on the TMT homeowner portal.

Project Updates

🎾 Pickleball Court Repair — In Progress
The Sound Sports contract (approved in January) is still being finalized. Our management company has been working to reach the contractor and will continue pursuing to get this moving. We'll share a timeline as soon as one is confirmed.

🌳 Park Tree Work & Walkway Repair — Bids in Progress
The Board is obtaining comparable bids for tree trimming (drooping and safety limbs) and walkway repair where tree root damage has created uneven surfaces. All bids are scoped specifically to the park area. Expect a decision once competitive quotes are in hand.

🧹 Park Pressure Washing — Forthcoming
Momentum has applied moss treatment in the park. Full pressure washing is forthcoming and expected to be completed shortly.

💧 Park Irrigation — Spring Startup Coming
Monarch Landscape is preparing for a spring evaluation of the park irrigation system. A board member will meet with Monarch to align on seasonal priorities before the system is brought back online.

🔶 8th Ave W Circle Median — County Coordination
The Board is re-engaging Snohomish County to explore options for the 8th Ave W circle median.

💡 Park Electricity — Exploring Cost Savings
As part of ongoing efforts to manage Association expenses responsibly, the Board has identified that electricity in the park is seldom used. The Board is exploring whether this service can be disconnected for cost savings of approximately $55/month (~$1,000/year).

Governance & Compliance

📜 RCW 64.90 (WUCIOA) Compliance — Moving Forward
Secretary Kyle McLerren presented an update on the scope of governing document compliance required under Washington's updated common interest community law—covering our CC&Rs, Bylaws, community rules, and collection policy. TMT's Division VP recommended the Board adopt a formal resolution acknowledging its intent to follow the new statute as an interim step while full document updates are prepared. The Board agreed to place this resolution on the next meeting agenda. Kyle will also advise the Board on the opt-in amendment process under RCW 64.90.

The Association's 2025 federal tax return has been finalized and is ready for filing. The e-file authorization process is underway.
