Hello neighbors! Summer is winding down and there's a lot on the calendar this fall — including our annual meeting and an open call for board volunteers. Here's your community update.
📅 Save the Date
🏛️ Annual Meeting of the Association
When: Saturday, October 24, 2026
Time: 10:00 AM
Where: In person — location to be announced
This is the meeting where directors are elected and the coming year's budget is presented. A formal notice, including a request for nominations to the Board, will be mailed in late August.
🤝 Your Board Needs Volunteers
Vice President Wes Williams will be leaving the Board when he relocates, and the Board already has one vacant seat. That leaves us thin — with only three directors, a single absence means we cannot conduct business at all.
No prior experience is required. If you're curious what board service actually involves, please reach out — we're glad to walk you through it with no obligation.

🏛️ Next Board Meeting
September 8, 2026 at 6:00 PM — All homeowners are welcome to attend. Board meetings are held virtually on Google Meet, so you can join from home. No account or download required.

📋 August 11 Board Meeting Recap
Thank you to the homeowner who joined us. Here's what the Board covered.
🎾 Sport Court — COMPLETE
Resurfacing and striping of the court are finished, including the added basketball lines on the second court. The project is closed. Enjoy the new surface!
🧹 Park Pressure Washing — NOT SCHEDULED THIS YEAR
The contractor previously selected for this work has gone out of business. With the sport court newly resurfaced and a third of the walkway newly paved, the Board decided the remaining surfaces don't warrant the expense right now and will revisit next year.
🌳 Entrance Landscaping — BIDS IN PROGRESS
Our management company is gathering upgrade bids from Monarch for the community entrance. Mid-summer is a poor time to put new plants in the ground, so any work would be scheduled for fall.
🚶 Neighborhood Walkthrough — COMPLETE
The Board walked the community on Saturday, August 22 for a routine CC&R review. If something was noted at your property, you may receive a friendly courtesy notice — these are meant to be helpful, not punitive.
🛠️ ARC Requests — ONE APPROVED
The Board approved a homeowner's request to build a pergola. A reminder that exterior projects — fences, structures, paint, siding, roofing, and front-yard changes — need an approved ARC request before work begins. Submitting early is far easier than correcting something after the fact.
💻 New Community Website — IN PROGRESS
Our current website hosting expires at the end of August. Secretary Kyle McLerren is building a replacement site and will share it with the Board before the changeover.
💡 Park Utilities — EXPLORING SAVINGS
The Board continues to look at whether seldom-used park electricity and water service could be reduced or suspended for savings. Before changing anything, we're confirming with the utility what it would take to restore service if the park needs it. No decision has been made.
📋 Meeting Minutes — APPROVED
The minutes of the June 9 and July 14 board meetings were approved. Approved minutes are available on the management company's homeowner portal.
💰 Association Finances
As of the June 2026 financial statements
Operating Cash: $48,633
Reserve Cash: $88,222
Operating Expenses vs. Budget: $2,846 under budget
📊 2027 Budget — Under Review
Our management company presented a draft 2027 budget at the August meeting. The Board is reviewing the line items — including several where budgeted money has gone unspent — and expects to adopt a final budget at the September 8 meeting. The approved budget will be sent to all homeowners with the annual meeting materials, and presented at the annual meeting in October.
