Sport court resurfacing
Both courts repaired and resurfaced by True Northwest Courts, including two coats of SportMaster acrylic surfacing and new lines for pickleball and half-court basketball. The Board rescinded an earlier bid in April to secure a 12-month workmanship and materials warranty. Basketball lines were added to the second court before closeout.

Park walkway reroute
Exposed tree roots had made the asphalt path a tripping hazard. Rather than cut roots and risk the trees, the Board approved Pacific Pavement Protection's reroute — up to 700 sq ft of trail saw-cut and shifted, new crushed-gravel base and hot-mix asphalt, edges sealed, old footprint restored with topsoil. Expected to last 15–20 years.

The Board walked the community on Saturday, August 22 for a routine covenant review. Homeowners with items noted may receive a courtesy notice; these are intended as a heads-up rather than an enforcement action.

2025 tax filing and audit
ENOS, the association's CPA, was retained for the 2025 filing, the lowest of the proposals received and with continuity of records. The 2025 federal return has been e-filed.

Park tree safety work
Elite Tree Care was selected from three bids for a scope focused on the highest-priority hazards: dead limbs over the walkway and sport court, low limbs and broken hangers on the Douglas firs near the bridge, and a 20-foot crown raise on the western red cedar. Work is led by an ISA Certified Arborist and includes full haul-off.

The management company is gathering upgrade bids from Monarch for the community entrance, including additional floral plantings at the monument walls. Midsummer is a poor window for new plantings, so installation is targeted for fall.

Governing document update (WUCIOA)
Washington's Uniform Common Interest Ownership Act took effect January 1, 2026. The Board adopted a formal resolution in April acknowledging its intent to comply as an interim step. Updating the CC&Rs, Bylaws, community rules, and collection policy remains a separate, longer-term project.

Park pressure washing
Momentum applied moss treatment and was contracted for the full wash, but the contractor has since gone out of business. With the sport court resurfaced and a third of the walkway newly paved, the Board decided the remaining surfaces do not warrant the expense this year.
