All buildings and structures — including walls, fences, and sheds — and all exterior alterations such as painting, roofing, and additions must be approved in writing by the Board, on the recommendation of the Architectural Control Committee.
Requests are filed through The Management Trust homeowner portal. Include plans and specifications, colors, and the proposed location. The Board acknowledges receipt in writing within seven days and normally decides within one monthly meeting cycle, up to 35 days. Work may not begin until written approval is received; unapproved work is subject to fines and may have to be removed.
The Declaration requires the Board to maintain written policies for roofing, fencing, siding and signs, and to review them periodically as products, regulations, and design trends change. The Board also maintains a front yard policy.
